Home improvements are a common part of being a homeowner. Many can increase your home’s resale value, however, your improvements can also cost you a lot of money if potential home buyers do not feel the same way. What are home renovations that will hurt your home’s value?

Extravagant Lighting Fixtures
How often have you seen a lavish light fixture and fallen in love? We love to pick out the newest, most exciting trend for our home, even when it may not match the current decor in your home. However, the trendiest, front-page magazine fixtures will be outdated down the road when you choose to sell. Simple is best.
Excessive Amounts Of Wallpaper
While you may love the patterns and textures of wallpaper, others may see it as overwhelming. Potential home buyers may see wallpaper as overwhelming and a pain to remove themselves. This could be the deciding factor on whether they submit an offer on your home or choose to move on. Fresh paint in neutral colours is always the best choice.
Wall and Ceiling Textures
Similar to wallpaper, this poses the same issues. Homebuyers are not looking for time-consuming projects when purchasing a new home. Try textured wall decor instead.
Quirky Tiling
AVOID over-personalized renovations. While they may suit your current needs, the chances of finding a potential home buyer whose needs match yours are very slim. This is another reno that others may see as costing more money and time to fix than it’s worth. While you may like the 1950s kitchen look, try a traditional white tile floor, and instead buy a rug that matches your vision.
Excessive Carpeting
Hardwood floors can increase the price of a home by 2.5%. Carpet is highly based on personal preference and can show wear and tear faster and more aggressively than hardwood or laminate floors.
Bright and Bold Colour Choices
Imagine visiting a potential home and the walls are screaming at you in bright obnoxious colours. Although this is an easy enough fix, some may not want to tackle this project and instead be deterred by the thought. Buyers are looking for a blank canvas that will help them envision their dream home, rather than being stuck on the colours on the wall they see.
Extremely High-End Kitchen + Bathroom
Statistics show that a major kitchen remodel costs, on average, $68,490 but only brings in $40,127 in resale value. Instead of an entirely new kitchen, focus on the outdated or worn-out parts. Instead of high-range appliances, choose mid-range instead. The same concept applies to bathrooms. Over-the-top whirlpool tubs can be intimidating when considering the amount of time and effort it will take the clean.
